Get your free estimateElite Gate Installation in Miami: What to Know First
Elite gate installation in Miami typically runs $2,800 to $7,500 for a complete residential swing or slide gate system, including the operator, gate fabrication or assembly, and labor. Most single-family installations take one to two days on site once the gate and operator are in hand. We give you a written price before any work starts, so you know the real number before a single bolt gets turned. Call (850) 409-8032 for a free estimate.
This page is for Miami homeowners who already own an Elite operator or are planning a new Elite install and want straight answers: what fails, what it costs, and who in Miami actually knows how to set one up right. We’re an independent Elite service provider, not a factory-authorized dealer, which matters because we work for you, not a warranty quota.
How Elite Products Fail – and How We Fix Them
Elite builds a solid operator, but Miami has a way of finding the weak spots. Salt air, afternoon lightning, and the occasional iguana in the control box will expose things the factory doesn’t put in the brochure. Here’s what we see most often on Elite gate installation calls around Miami:
- Elite SL-3000 slide gate operators: relay chatter from moisture in the control board. The SL-3000 is a workhorse on Miami’s longer driveways, but its control board sits in a metal housing that sweats in the humidity. When the relay chatters, the gate stutters mid-travel or refuses to start. We clean and seal the board contacts, add a desiccant pack, and where the board is already cooked, we install a fresh one and re-seal the enclosure with marine-grade gasket material. That’s a Miami-specific fix you won’t find in the manual.
- Elite SwingSR models: limit switch failures from salt corrosion. The SwingSR series uses magnetic limit switches mounted near the gate hinge. In Coral Gables and anywhere within a mile of Biscayne Bay, that salt air eats the switch terminals. The gate opens fine, then slams past the stop and reverses. We replace the switches and coat the terminals with dielectric grease, which usually doubles their life in coastal Miami conditions.
- Elite Phoenix operators: capacitor failure after summer brownouts. The Phoenix line runs on single-phase power, and Miami’s summer grid does it no favors. When the capacitor goes, the operator hums but won’t move the gate. We test the capacitor first before quoting a full motor replacement, because that $40 part is often the whole problem. Then we check the arm stroke and torque settings so the new capacitor isn’t working against a misaligned gate.
- Elite Mirage series: gearbox wear from the gate going slightly off-level. Miami’s limestone soil shifts. A concrete pad that was dead level in 2019 is probably a half-inch out now. That tilt makes the Mirage’s internal gearbox work harder on every cycle, and the wear shows up as a grinding noise at the start of travel. We shim the operator, re-align the gate, and if the gearbox is already damaged, we rebuild it rather than selling you a whole new operator.
- Elite D-9 and D-9S slide operators: sensor wiring pulled loose by gate track movement. The D-9 has external safety sensor wiring that runs along the gate track. When the track flexes from heat expansion or a wheel bearing wears out, that wire gets yanked. The gate stops mid-cycle and flashes an error. We re-route the wire through flexible conduit, anchor it away from moving parts, and replace the wheel bearings if they’re the root cause. Elite’s own wiring diagram won’t tell you the bearings are the culprit.

Our Elite Gate Installation Process
Here’s how a typical Elite gate installation goes when you call Portcullis Gate Repair Miami:
- 1
Call and describe the job. You reach a live person, day or night. We ask what the gate is doing, what Elite model you have, and whether it’s swing or slide. Dean Prescott often says, “Tell me what it’s doing and I’ll tell you what it needs, usually before I even pull out a wrench.”
- 2
On-site assessment and written quote. A background-checked, uniformed technician comes out, checks the existing pad, gate weight, hinge condition, and power availability, then hands you a written price. That price covers parts and labor. If the scope changes, we write a new price before doing anything else.
- 3
Parts decision, OEM or aftermarket. For Elite jobs, we prefer OEM control boards and limit switches because the tolerances matter. For things like capacitors, batteries, and photo eyes, a quality aftermarket equivalent often matches or beats the factory part at a better price. We tell you which is which and why before we order.
- 4
Installation and setup. We mount the operator, set the limits, program the remote controls, wire the safety edges and photo eyes, and adjust the force settings for the actual gate weight. Every Elite operator ships with default settings that are almost always wrong for the specific gate it’s driving.
- 5
Full cycle testing and cleanup. We run the gate through at least 20 open-close cycles, test the auto-reverse under load, and confirm the remote range from the street. Then we sweep up, remove the old parts, and hand you the written Kingswell Guarantee stamped on the invoice.

Why Miami Homeowners Call Portcullis Gate Repair Miami for Elite Work
We’ve been doing gate work since 2008 as a Kingswell company, and every job here in Miami carries the same four written promises: a written price before work starts, a real arrival window, a clean job site when we leave, and a written guarantee on the repair. If an Elite install or repair fails within 365 days, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s stamped on every invoice.
Our techs know Elite, but they also know LiftMaster, Mighty Mule, Ghost Controls, and DoorKing, so if your swing gate has a mix of components from different brands, one call covers all of it. Someone answers the phone 24 hours a day, seven days a week. No voicemail tree, no callback queue.
FAQs
As an independent Elite service provider, we can’t make warranty claims on behalf of Elite, and any operator we install falls under the written Kingswell Guarantee we provide, not a factory Elite warranty. If your Elite equipment has remaining factory coverage, we’ll tell you what that covers and what it doesn’t, so you can decide with accurate information.
Most residential Elite installations are done in one to two days on site, assuming the gate and operator are already on hand. Custom gate fabrication adds one to two weeks. We give you a real arrival window and stick to it. Call (850) 409-8032 to ask about your specific setup.
Yes, and that’s the most common Elite job we do in Miami. We check the gate weight, hinge condition, and pad level first, because an Elite operator can’t compensate for a gate that’s already failing. If the gate itself is sound, we can usually have the operator installed and programmed same-day.
We handle the SL-3000, SwingSR, Phoenix, Mirage, and D-9 series, plus older Elite models still running in Miami neighborhoods like Kendall and Pinecrest. If you have a model we haven’t touched before, we’ll look it up, order the right parts, and install it correctly the first time.
An Elite control board replacement in Miami typically runs $220 to $480 installed, depending on the model. We diagnose the board before we replace it, because sometimes the failure is actually a capacitor, a limit switch, or a shorted wire that costs less to fix. Call (850) 409-8032 for an exact quote on your model, estimates are free.
