We stock FAAC-compatible hinge and roller replacement parts on our trucks and install them daily across Miami. A typical hinge and roller replacement on a FAAC swing gate runs $220 – $480 installed, and we can usually get it done same day or next morning. Most owners find out the hard way: the gate starts dragging, groaning, or leaning, and by the time they call us, the bottom hinge has been taking the full weight of the gate for weeks.
Here’s the thing about FAAC gates in South Florida: the salt air, the afternoon thunderstorms, and the humidity don’t just age the operator, they work on the hardware too. Hinges corrode, roller bearings seize, and the gate starts fighting itself. What should be a smooth swing becomes a shudder. That’s when the operator motor starts pulling more amps than it should, and that’s a $900 motor protecting a $30 hinge. We’d rather replace the hinge first.
Which FAAC Models This Applies To
This page covers FAAC swing gate systems, which is most of what we see on Miami driveways. The common residential and light commercial lines we work on include the FAAC 400, 402, 412, 415, S418, 750, 760, and 770 series operators paired with steel, aluminum, or ornamental swing leaves. The hinge and roller hardware on these gates is almost never a single universal part. Gate weight, leaf width, and post style all determine what’s correct.
Here’s the compatibility gotcha: FAAC doesn’t make hinges and rollers. The operators are FAAC, but the hanging hardware comes from the gate fabricator. That means two Coral Gables homes with identical FAAC 400 operators can have completely different hinge geometry. One gate might use weld-on barrel hinges and a fixed roller guide, another might use adjustable plate hinges with a cam roller. If you order a replacement online without measuring, you’ll get a part that doesn’t fit. Before we quote anything, we measure the leaf width, gate weight, post setback, and the roller’s current ride height. The right part is a measurement problem, not a brand problem.
On the OEM-vs-aftermarket question: for rollers, we prefer bearing rollers with a sealed stainless bearing, which hold up far better in Miami humidity than the cheap nylon-wheel rollers that come on many fabricated gates. For hinges, we’ll reuse a sound original if it’s still true, but when the barrel is worn egg-shaped, we replace with a heavy-wall steel or stainless equivalent matched to the original offset. We don’t put a FAAC sticker on a hinge and charge you double. We give you the part that fits and a written price before we touch anything.

Signs Your FAAC Hinge & Roller Replacement Is Failing
- Gate drags or scrapes near the closed position. The bottom roller has worn flat or the hinge has sagged, so the leaf is riding lower than it should. It’s metal on concrete, and it only gets worse.
- Groaning or grinding during the swing. A dry, seized roller bearing doesn’t roll anymore, it skids. The noise tells you the roller is done; the amp draw on your FAAC board tells us it’s been done for a while.
- Gate leans or sags visibly when open. When the top hinge barrel wears egg-shaped, the gate drops. That load transfers to the bottom roller, which wasn’t designed to carry the full leaf.
- Roller no longer contacts the guide. After a storm, we see gates where the roller has jumped the guide or the guide bracket has pulled off the pillar. The gate drifts and catches in the wind, which is brutal on the operator’s internal limit system.
- Operator trips the breaker or blows its fuse after running fine for years. Not an electrical gremlin. A binding hinge or seized roller makes the motor work harder until the board protects itself. We replace the hinge, not the board.

AfterReplacement Cost & What’s Included
In Miami, a FAAC hinge and roller replacement runs $220 – $480 for most residential gates. That’s parts and labor together, quoted in writing before we start. The spread depends on three things: whether the hinges are weld-on or bolt-on, how many rollers the gate uses, and whether the gate needs to be lifted and reset on its hinges. A single rolling leaf with one roller and two adjustable hinges might land around $250. A heavy ornamental gate with a pair of barrel hinges, a roller guide, and a sag correction might run $400 or more.
The price we quote is the price you pay. That’s a Kingswell rule, and it’s written on our invoices. Here’s what’s included: we remove the leaf, inspect both hinges and the roller guide, replace worn hardware with the correct match, re-hang the gate, adjust the roller ride height, and run a full open-close cycle to verify the operator isn’t straining. If the gate still drags, we find out why before we leave. The Kingswell Guarantee covers the work for 365 days. If that hinge or roller fails inside a year, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s on every invoice we write in Miami.
DIY or Call Us?
You can safely diagnose a lot from the ground. Watch the gate swing. Listen for grinding. Check if the roller is touching its guide. Look at the hinge barrels and see if one sits visibly lower than the other. None of that requires a wrench, and it’ll tell you whether you’re dealing with a hinge problem, a roller problem, or both. If you want to know what you’re looking at, call us and describe the symptom. Dean’s been doing this long enough that he can usually name the failed part from a sixty-second phone call.
What you shouldn’t do is unbolt a hinge from a loaded swing gate. A gate leaf weighs anywhere from 250 to 700 pounds, and when a hinge lets go, the leaf falls fast and follows its own arc. We use a gate jack, not a pry bar, and we strap the leaf before we pull hardware. Getting pinned by a gate won’t just ruin your afternoon. It’ll put you in the hospital. If the gate has to come off, call a pro. We answer the phone around the clock at (850) 409-8032.
FAQs
In Miami, expect 5 to 9 years from factory rollers and 8 to 15 years from quality steel hinges, with stainless-bearing rollers lasting longer than nylon-wheel rollers in humid, salty air. Coastal properties near Biscayne Bay tend to be on the shorter end of that range. We can inspect your specific gate and tell you what’s close to the end of its life before it fails.
Rollers can almost never be repaired, because a seized sealed bearing means the roller core is already destroyed. Hinges can sometimes be re-greased or re-tensioned if caught early. If the barrel is worn egg-shaped or the pin has play, replacement is the only fix that holds. We’ll show you which one you have before we sell you anything. Call (850) 409-8032 and we’ll give you a straight answer.
Most FAAC hinge and roller replacements take 2 to 4 hours from gate-down to gate-running. That includes lifting the leaf, swapping hardware, resetting the gate, and cycling the operator to confirm the load is normal. We keep the most common Miami hinge and roller styles on the truck so there’s usually no second trip.
Yes. We stock common Miami hinge and roller configurations on our trucks, including fixed and adjustable plate hinges, weld-on barrel hinges, sealed-bearing rollers, and cam rollers for the guides. If yours is a custom fabrication, we measure, order, and return to install. We also carry parts for LiftMaster, Mighty Mule, and Ghost Controls, so if the operator side needs attention while we’re there, we handle it in the same visit. Call (850) 409-8032 for a free quote.
