FAAC Gate Motor Replacement: The Miami Owner’s Guide

We stock and install FAAC-compatible gate motor replacements throughout Miami, with most residential swing-gate actuator swaps running $850 – $1,450 parts and labor, and slide-gate motor replacements typically landing between $950 – $1,850 depending on the model and the condition of the existing rack. We keep common FAAC parts on the truck, so in many cases we can complete the swap same-day or next-day. The way most Miami owners discover a FAAC motor has failed is the gate stops responding mid-cycle, or the operator housing gets suspiciously hot to the touch after a rainstorm.

What we see most often in this city: the motor itself is fine, but the capacitor that starts it has swollen from heat and humidity, or the limit switches inside the operator have corroded from salt air. That distinction matters because it changes the repair cost by several hundred dollars. Before you authorize a full motor replacement, you want a technician who will open the housing and actually diagnose, not just quote you a new unit. That’s how we work.

Which FAAC Models This Applies To

The FAAC line breaks into two families that matter for replacement: the 400-series swing operators (the 400, 402, 412, and 415 are the most common in Miami driveways) and the 740/750-series slide operators, with the 746 and 741 showing up on a lot of commercial and larger residential gates from Kendall to Aventura. If you’re looking at the control board inside your existing housing, the model designation is printed on a silver sticker, usually on the side of the capacitor or the transformer bracket. That sticker is the single most useful piece of information you can give us on the phone.

One gotcha specific to FAAC: the 400-series and the 415 use different mounting hole patterns, even though the housings look nearly identical at a glance. If you buy the wrong one online, you’ll be drilling new holes in a concrete column or welding a new plate, and that eats any savings from a bargain price. On the aftermarket question, we generally recommend OEM FAAC motors for swing operators because the gear reduction ratios are specific to the arm length, and a generic 24V actuator may open the gate too fast or too slow. For slide operators, quality aftermarket equivalents from brands we stock, including LiftMaster and BFT, can work well when the control voltages match.

Signs Your FAAC Gate Motor Replacement Is Failing

  • Gate starts, then stops halfway. This usually points to a failing capacitor or a thermal overload tripping inside the motor. In Miami’s summer heat, a weak capacitor will quit mid-cycle, let the motor cool, then work again an hour later, which fools a lot of owners into thinking the problem fixed itself.
  • Humming sound but no movement. The motor is getting power but the start circuit isn’t engaging. On FAAC units, this is frequently the capacitor again, but it can also be a seized gearbox from water intrusion through a cracked housing seal after years of Florida downpours.
  • Gate moves slower than it used to. We hear this a lot from homeowners in Coral Gables and Pinecrest. Bushing wear on the output shaft, or a motor running on degraded windings, will sap torque over time. It never gets faster on its own.
  • Operator housing is hot to the touch. A motor running against increased resistance, say from a hinge that’s binding or a rack that’s out of alignment, will overheat. That heat cooks the motor windings and shortens the life of every electronic component inside the box.
  • Tripped breaker or blown fuse on the gate circuit. This is the electrical system telling you something is pulling too many amps. On a FAAC, that something is usually a motor at the end of its usable life, and repeated resets will eventually take the control board down with it.

Replacement Cost & What’s Included

Here’s what a FAAC motor replacement in Miami actually costs, based on the jobs we run week in and week out:

  • Residential swing-gate motor (400-series): $850 – $1,450 installed, including the motor, capacitor, wiring connections, and full cycle testing
  • Residential slide-gate motor (740/750-series): $950 – $1,850 installed, depending on whether we’re reusing your existing chain or rack and what condition the drive sprocket is in
  • Motor plus control board replacement: Add $300 – $600 if the failed motor took the board with it, which happens more often than we’d like after electrical storms

Every one of those prices is written down and agreed to before a single bolt is turned. That’s the Kingswell way, and it’s non-negotiable with us. The quote includes the part, the labor, the removal of the old motor, and a written 365-Day Done Right Promise on the entire repair. If that motor fails inside a year, we come back and make it right at no charge. If you’re on a tight budget, ask us about reconditioned FAAC motors, which we can sometimes source at a meaningful savings, with the same guarantee behind the labor.

DIY or Call Us?

Here’s the honest split. You can safely check a few things yourself: whether the breaker is tripped, whether the gate moves freely by hand when the operator is disengaged (on every FAAC there’s a manual release, usually a key or a lever), and whether the capacitor shows visible swelling or leaking. Those observations help us diagnose faster over the phone. Where DIY goes wrong on a FAAC motor swap is the electrical and the safety circuit. These operators run on 120V or 240V at the board, the capacitor holds a charge even with power disconnected, and a miswired limit switch can send a 400-pound gate leaf through a fence or into a car. The gears inside a swing actuator are under spring tension too.

If you’ve already got the replacement motor and just need it installed, we’re happy to do that, but we’ll inspect the install before we warranty it, and we won’t put our name on a part that’s the wrong spec. Call (850) 409-8032 and describe the symptom. As Dean Prescott likes to say, “Tell me what it’s doing and I’ll tell you what it needs, usually before I even pull out a wrench.”
